Once you have consulted with our knowledgeable consultants and finalized the concept of your new home, we will facilitate a complimentary site inspection. This inspection encompasses the following:

  • Visiting your designated land plot
  • Evaluating the construction costs involved
  • Our inspector will assess factors such as service locations, land gradient, tree positioning, and accessibility for tradespeople and deliveries.

What We Need From You:

To proceed with the next steps, we kindly request the following from you:

  • Your Wishlist: Provide us with your vision and desires for your dream home, including specific features and preferences.
  • Detailed Documentation of your land: Please furnish us with comprehensive documentation regarding your current land or the land you intend to purchase. This should include the subdivision plan/site of your block, a sewer diagram, and a Section 10.7 (part 2 & 5) certificate (zoning certificate from your council).

What We Do:

Following the land inspection, we will reach out to schedule a meeting where we can present the proposal for your new home. This presentation will cover the following aspects:

  • Site Costs: An overview of the expenses associated with building on your specific land plot.
  • Council and Statutory Requirements: Detailed information regarding any necessary permits and compliance with local regulations.
  • Variations: If you have requested any modifications to the standard home design, they will be discussed and included in the proposal.
  • Your Wishlist: We will incorporate your dream home preferences into the proposal.

Payments Required: To proceed, all that is needed is the payment of the plan preparation fee, which amounts to $10,000.

What We Do:

During this phase, you will be invited to our office for the presentation of your plans and the signing of the building contract. Our responsibilities include:

  • Preparation of Comprehensive Architectural Drawings: We will provide a complete set of architectural drawings suitable for council or CDC (Complying Development Certificate) submission.
  • Signing of Building Contract: We will present the building contract for your review and signature, and provide you with a copy for your records.

What We Need From You:

To progress to the next stage, we kindly ask for the following:

  • Exterior Color Choices: Selections of bricks, roof materials, gutters, fascias, garage doors, and windows. These choices are necessary for BASIX (Building Sustainability Index) compliance and submission of plans to the council. Rest assured, our preferred brick supplier or color consultant will assist you in making these selections.
  • Confirmation of Land Ownership: Please provide documentation confirming your ownership of the land

Your colour consultations mark an exciting phase where you can truly make your house a unique home tailored to your preferences. Our experienced colour consultants will guide you through the selection process of colours, fixtures, appliances, and other elements necessary to bring your dream home to life.

We take care of the intricate details and paperwork on your behalf, ensuring a smooth journey towards construction. Our responsibilities include:

  • Obtaining Required Reports: We will gather all necessary reports, such as thermal reports, BASIX reports, hydraulic reports, structural engineering reports, water board approvals, landscape plans, bushfire reports, acoustic reports, and more. In some cases, additional reports may be required from you.
  • Seeking Approval from Authorities: We will obtain approval from the relevant local authorities to commence construction.
  • Organizing a Pegout Survey: We will arrange for a pegout survey to accurately mark the construction boundaries on your land.
  • Providing Construction Preparation Information: We will furnish you with comprehensive guidance on the necessary steps to prepare for the upcoming construction phase.

What We Need From You:

To facilitate this stage, we kindly request the following:

  • Demolition Application (for Knock Down Rebuild Customers): If you are engaging in a knock-down rebuild project, it is essential to submit a demolition application (we can provide you with the necessary link) and ensure that the demolition is completed prior to Avalon Homes commencing construction. We highly recommend waiting for council approval for your new home before proceeding with any demolition.
  • Letter from Your Lender: Please provide a letter from your lender stating that building can commence.
  • Validation Letter and Construction Plan: Review, sign, and return our validation letter and construction plan to proceed with the project.

Now is the time to witness your new home taking shape right before your eyes. Our dedicated team will oversee the following:

  • Site Assessment by Site Coordinator: Our site coordinator will assess your site and ensure everything is in order for construction to begin.
  • Approved Construction Plan: We will provide you with a copy of the approved construction plan for your reference.
  • Site Works and Progress: Excavation, piering, slab pouring, frame delivery, brickwork, tiling, and other necessary site works will commence, bringing your home to life.
  • Mandatory Inspections and Documentation: We will coordinate all required inspections by third-party entities, including the final inspection conducted by the certifier. Additionally, we will ensure that all relevant documentation required by the certifying authority is provided by Masterton.

What We Need From You:

To progress smoothly during this stage, we kindly request the following:

  • Final Walkthrough: We invite you to participate in a final walk-through of your home, where your supervisor will present you with the finished design, addressing any remaining details.
  • Interim Occupation Certificate: Once you receive the interim occupation certificate, it signifies that your new home is ready for you to move in and enjoy.

The long-awaited moment has arrived! Upon settlement, we will meet with you to present the keys to your new home. As you step through the door for the first time, your dream will become a reality.

Our relationship doesn’t end there. Even as you settle into your new home and begin to enjoy it, our team remains available to assist you. We will address and rectify any items that require attention during the 90-day warranty period.

Now, all that’s left for you to do is relax, unwind, and relish in your new piece of paradise, creating cherished memories that will last a lifetime.
