Initial consultation

During your first meeting with the Avalon Homes team, we’ll discuss your ideas, style, and budget. We’ll explain our process and guide you through the journey to your dream home. Following this meeting, you’ll receive a design brief document that will help you consider all aspects of your new home, including timelines and approximate costs.

Initial work & Background work

The preparation work begins! We’ll organize:
• Contour survey of your property
• Soil test
• Site inspection
These documents will define the basis of the proposed building work for your land and confirm whether your build will comply with development guidelines or require a development application through your local council.

Concept design

The Avalon Homes team will meet with you to discuss your design brief in detail. We’ll go through potential construction methods and building material suggestions. We’ll also ensure that important aspects such as light and air flow are considered in the design. Our architectural designer will then prepare a concept design based on your specific brief.

Project costing

Once the concept design has been approved by you, we’ll discuss the level of finishes you want in your home. Based on this information, we’ll put together a comprehensive costing document that details all costs and inclusions for your project.

We’ll then meet with you to explain the details of this document in person. At this stage, you’ll have a complete understanding of the overall cost to build your dream home. Once you have agreed on the design and cost, the next step is signing the building contract.

Building contract

At this point, it is necessary for you to sign
the HIA building contract,
which includes the final tender
and DA plan. Additionally, a 5% deposit
will be required upon contract signing.

Approval process

We’ll complete the architectural plans, BASIX assessment, structural and hydraulic engineering design. Avalon Homes will also prepare the Development Application (DA) or Complying Development Certification (CDC).

Exterior design selections

Your dream home is starting to take shape! During this process, you’ll choose all your exterior colors and finishes with the help of our in-house interior designer.

Interior design selections

In step eight, you’ll begin considering interior design selections. Our interior designer will expertly guide you in picking your fixtures and finishes, and help you with all your color selections, ensuring they complement your house and its design.

Building the dream

Once the build has been approved, the construction of your dream home begins. The care and attention to detail that you experienced through the design and approval process will continue throughout the build.
You’ll have a dedicated supervisor who will be in constant contact, updating you on all aspects of your build. Our goal is to ensure you realize your dream home without unnecessary complications or stress. In fact, our process is so seamless that most of our clients come from direct recommendations from past satisfied customers, which is the ultimate compliment for a builder.
