Our Process

Once you have consulted with our consultants and finalised the concept of your new home, we will facilitate a complimentary site inspection. This inspection encompasses the following: 

  • Visiting your site. 
  • Evaluating the additional site costs involved.  
  • Our inspector will assess factors such as service locations, land gradient, tree positioning, accessibility for tradespeople and deliveries and other important aspects. 

 

What We Need From You: 

To proceed with the next steps, we kindly request the following from you: 

  • Your Wishlist: Provide us with your vision and desires for your dream home, including specific features and preferences. 
  • Detailed Documentation of your land: Please provide us with comprehensive documentation regarding your current land or the land you intend to purchase. This should include: Council 10.7 Certificate, Evidence of Land Ownership (if available), 88B Instrument or Draft Copy, DP (Deposited Plan) Or Draft Linen, Bushfire report (If applicable), Flood Report (If applicable), Acoustic Report (If applicable) 

Following the land inspection, we will reach out to schedule a meeting where we can present the tender for your new home. This presentation will cover the following aspects: 

  • Site Costs: An overview of the expenses associated with building on your specific land. 
  • Council and Statutory Requirements: Detailed information regarding any necessary permits and compliance with local regulations. 
  • Your Wishlist: We will incorporate your wish-list into the Tender. 

 

Accept your Tender and pay the Acceptance Fee ($10,000)– this goes towards the cost of your new home. 

During this phase, you will be invited to our office for the presentation of your plans and the signing of the building contract. Our responsibilities include: 

  • Preparation of Comprehensive Architectural Drawings: We will provide a complete set of architectural drawings suitable for council or CDC (Complying Development Certificate) submission. 
  • Signing of Building Contract: We will present the building contract for your review and signature and provide you with a copy for your records. Upon signing the building contract, it is also necessary for you to pay a deposit of 5% (excluding the initial deposit). 

 

What We Need From You: 

To progress to the next stage, we kindly ask for the following: 

  • Exterior Colour Choices: Selections of bricks, roof materials, gutters, fascias, garage doors, and windows. These choices are necessary for BASIX (Building Sustainability Index) compliance and submission of plans to the council. Rest assured, our colour consultant will assist you in making these selections. 
  • Confirmation of Land Ownership: Please provide documentation confirming your ownership of the land. 

Our colour consultations mark an exciting phase where you can truly make your house a unique home tailored to your preferences. Our experienced colour consultants will guide you through the selection process of colours, fixtures, appliances, and other elements necessary to bring your dream home to life. 

We take care of the intricate details and paperwork on your behalf, ensuring a smooth journey towards construction. Our responsibilities include: 

  • Obtaining Required Reports: We will gather all necessary reports, such as thermal reports, BASIX reports, hydraulic reports, structural engineering reports, water board approvals, landscape plans, bushfire reports, acoustic reports, and more. In some cases, additional reports may be required from you. 
  • Seeking Approval from Authorities: We will obtain approval from the relevant local authorities to commence construction. 
  • Organising a Pegout Survey: We will arrange for a Peugeot survey to accurately mark the construction boundaries on your land. 
  • Providing Construction Preparation Information: We will furnish you with comprehensive guidance on the necessary steps to prepare for the upcoming construction phase. 

 

What We Need From You: 

To facilitate this stage, we kindly request the following: 

  • Demolition Application (for Knock Down Rebuild Customers): If you are engaging in a knock-down rebuild project, it is essential to submit a demolition application (we can provide you with the necessary link) and ensure that the demolition is completed prior to commencing construction. We highly recommend waiting for council approval for your new home before proceeding with any demolition. 
  • Letter from Your Lender: Please provide a letter from your lender stating that building can commence. 
  • Validation Letter and Construction Plan: Review, sign, and return our validation letter and construction plan to proceed with the project. 

Now is the time to witness your new home taking shape right before your eyes. Our dedicated team will oversee the following: 

 

#Site Start: 

At this point, our Construction Team is prepared to commence work on your new home. Once we receive the Authority to Commence Construction letter from your Financial Lender, we are ready to proceed with the site work. The contract period begins within 20 working days of receiving this authorisation. While waiting, we utilise our time efficiently by preparing labor and material orders, ensuring prompt commencement of work upon receiving the green light. 

 

#Slab: 

We will carry out the site excavation, under slab drainage installation, concrete piering, and concrete slab pouring. Once the slab is completed, your Site Supervisor will update you. The initial phase of your new home, the Slab stage, is now finished. Consequently, we kindly request that you authorise and submit the 1st progress payment request to your Financial Lender for payment within 7 days. 

 

#Frame: 

We will proceed with the installation of wall frames, windows, and doors on the external wall frames. As the Frame stage progresses, your home will take shape visibly. Consequently, we kindly request that you authorise and submit the 2nd progress payment request to your Financial Lender for payment within 7 days. 

 

#Brickwork/Hebel & Roofing: 

This stage entails the installation of brickwork/Hebel, roof covering. Your Site Supervisor will update you regarding the completion of this stage. Following the completion of the Brickwork/Hebel & Roofing stage. Consequently, we kindly request that you authorise and submit the 3rd progress payment request to your Financial Lender for payment within 7 days. 

 

#Linings, Kitchens & Tiling: 

We will now shift our focus indoors as we install plasterboard linings, complete timber skirtings and architraves, and install the kitchen. Tiling will soon commence. our Site Supervisor will update you regarding the completion of this stage. Consequently, we kindly request that you authorise and submit the 4th progress payment request to your Financial Lender for payment within 7 days. 

 

#Practical Completion: 

The finishing touches will be applied to your new home, including painting, wall and floor tiling, electrical and plumbing installations, as well as the installation of shower screens, mirrors, splashback, and shelving. Your Site Supervisor will contact you promptly to arrange an inspection prior to the official handover of keys. This inspection requires at least two hours of natural light to showcase your home’s full splendour. Consequently, we kindly request that you authorise and submit the 5th progress payment request to your Financial Lender for payment within 7 days. 

The long-awaited moment has arrived! Upon settlement, we will meet with you to present the keys to your new home. As you step through the door for the first time, your dream will become a reality. 

 

Our relationship doesn’t end there. Even as you settle into your new home and begin to enjoy it, our team remains available to assist you. We will address and rectify any items that require attention during the 90-day warranty period. Now, all that’s left for you to do is relax, unwind, and relish in your new piece of paradise, creating cherished memories that will last a lifetime.
